Building-Wide Note:

This property is a historic loft-style building with 12-16 foot ceilings, polished concrete floors, cove base throughout, granite countertops, stainless steel GE appliances, and in-unit laundry across nearly all units. Units feature barn doors or sliding doors for bedrooms, roller shades or aluminum blinds, and various stackable or full-size washer/dryer combinations. The building appears to be at or near 100% occupancy. A recurring building-wide theme includes older-style smoke and CO detectors nearing expiration across virtually all units, dirty HVAC filters, delaminating bathroom vanities, and barn door bottom guides missing or broken.

  1. BUILDING-WIDE: Smoke and CO detectors throughout the building (floors 1-4 especially) are older battery-operated style approaching or past expiration. Recommend full building replacement with 10-year sealed battery units. This is a safety and compliance priority.
  2. UNIT 310: HVAC system completely non-functional — AC has been out since move-in (previously quoted at $13,000 to repair), and the heating system does not respond properly to thermostat adjustments despite a recent thermostat replacement. Resident has been without proper climate control. Immediate resolution required.
  3. UNIT 406: Dryer vent is detached from the unit — fire safety hazard requiring immediate repair. Also has water damage on bathroom ceiling and resident-reported shower wall residue concerns.
  4. UNIT 405: Combination CO/smoke detector is completely missing from the hallway — safety and compliance issue requiring immediate installation.
