The building is at or near 100% occupancy. A comprehensive due diligence audit was conducted covering all building systems, common areas, exterior, and 88 individual unit walkthroughs.
The building is in overall fair to good condition with several areas requiring attention. The most significant concerns are: fire door latching failures across multiple floors, pigeon infestation on the rooftop affecting multiple systems, expired fire extinguishers in the retail space, and smoke/CO detectors nearing expiration building-wide in units. The building benefits from solid structural bones, quality finishes, and several well-maintained systems.
